10 contiguous acres of flat, prime farmland near the Skagit River, convenient to Highway 20 and Memorial Hwy (536). The land is non-irrigated and DOES NOT have a well or a water right. Limited / small-scale use of public utility district water from the house hookups (adjacent to the acreage) can be negotiated. There are no fences on the property at present. We can consider leases for the entire space (10 acres) or approximately half the space (4-6 acres). For all 10 acres, our ideal lease term is no more than 3 years. For 4-6 acres, we can consider longer-term leases. **Due to limited access points, we cannot consider leases of less than 4 acres.**
The majority of the land is not currently being used, and has not been for at least the past 3 years. There are three apple trees and a large walnut tree at the southeast corner of the acreage; we'll handle the maintenance for these.

We are open to including some storage space in our pole barn as part of the lease. The barn has two bay doors 12' high by 10' wide. The acreage is subject to a conservation easement, but construction of additional structures directly relevant to farming (e.g. greenhouses, storage for farm equipment) is permitted.
